Where is the best place to build in Cape Coral?
Let`s find the best area for you to build in Cape Coral.
Cape Coral is divided in 4 quadrants which have some distinctive differences and each one has its special amenities.
If youre looking for a place to build in Cape Coral, you may wonder what the difference is between the 4 quadrants of the city. Cape Coral is divided into the South West, South East, North West, and North East quadrants, each with its own unique attributes and qualities.
South East Quadrant
Lets start with the South East Quadrant. Considered the heart of the city by many, this area is positioned on the western bank of the Caloosahatchee River and offers convenient access to Ft Myers Beach and Sanibel Island via the Cape Coral parkway toll bridge. The first homes in the SE Cape were built in the late 50s and early 60s, offering old Florida charm and impressive native landscaping. Water enthusiasts are particularly attracted to this quadrant, as it provides unrestricted water access, allowing any size vessel to easily navigate through the canals and gain quick access to the river and Gulf of Mexico. Over the years, many of the original homes have been replaced with large, lavish estates. The SE Cape also boasts some of the highest real estate values in the area, thanks to its desirable location and paid utilities. There are almost no vacant lots left to build in South East.
South West Quadrant
Moving on to the South West Quadrant, this area was the second to be developed in Cape Coral. It is the only quadrant that has access to the Spreader canal and is bordered by a beautiful preserve, teeming with wildlife and native vegetation. Being a relatively new area, SW Cape is filled with large, new homes and beautiful gated communities. It also offers a lock system that allows for easy access to saltwater, although there are limitations on the size of vessels. Water lots in this quadrant are either situated on fresh water canals or saltwater, depending on your preference. The fresh water canal system in SW Cape is ideal for fishing and enjoying the natural habitat of the area. While most of the utilities are already in place in SW Cape, some homes may still have a remaining balance to be paid. Vacant lots to build are very rare and expensive.
North East Quadrant
Moving on to the North East Quadrant, this is a relatively new area with plenty of new construction and vacant lots ready for development and growth. The NE Quadrant is also home to superstores like Home Depot, Wal-Mart, Target, and plenty of chain and local restaurants along Pine Island Rd. While there may be additional major developments planned for the future, the area currently offers a wide range of services for residents. Boaters may not find this area suitable, as all canals and lakes here are freshwater and do not provide access to the Gulf of Mexico. This quadrant offers acreage options at more affordable prices.
North-West Quadrant
Lastly, lets explore the North West Quadrant, which is the fastest developing area of Cape Coral. It offers convenient access to Pine Island, Matlacha Pass, and Charlotte Harbor. Boaters seeking direct access to saltwater will find a suitable area in the southern tip of this quadrant. Additionally, the NW Quadrant offers both fresh and saltwater lots. Golf enthusiasts will appreciate the proximity to Burnt Store Marina, an upscale boating and golfing community, as well as Coral Oaks golf course. Unlike other quadrants, the utilities in this area have not yet been extended, so new homes will rely on well and septic systems. However, the NW Quadrant does offer a large inventory of lots available at various price points.
To summarize, Cape Corals 4 quadrants offer something for every builder. Whether youre looking for a central location with premium value in the South East Quadrant, a new and vibrant community in the South West Quadrant, opportunities for growth and development in the North East Quadrant, or convenient access to boating and golfing amenities in the North West Quadrant, Cape Coral has it all.
